NATIONS Translation Group was facing a pivotal moment of transformation, reflected by the change in ownership and shifting workplace dynamics due to the pandemic. As part of the company’s rebranding, NATIONS sought to relocate to an office space that embodied its renewed image and supported the hybrid working model that had become integral to its operations.
Key Upgrades:
Employee-Centric Planning: A survey was conducted to understand staff preferences on location, work environment, and occupancy patterns. Findings indicated a desire for a centrally located office (outside the high-rise core) with lots of natural light.
Strategic Location Selection: Based on the survey, areas such as Westboro, Centretown, and the Glebe were considered. Centretown emerged as the preferred choice due to its proximity to downtown and neighbourhood charm.
Tailored Space Calculation: Collaborating with the President, an office space calculator was utilized to determine an optimal size of 5,000–6,000 square feet. This ensured a balance between collaborative in-person areas and flexibility for remote work.
Engaged Negotiations: RFPs were sent to three potential landlords. Preliminary discussions set clear expectations, leading to a location that aligned with company and employee preferences (e.g. modern amenities, natural light, and a desirable location).
Customized Lease Terms: Negotiations led to a 7-year lease with a very favourable base rent and a Tenant Improvement Allowance. Provisions for subleasing and reduced restoration obligations were also secured, offering NATIONS operational flexibility and savings.
The relocation to 245 Cooper Street marked a new chapter for NATIONS Translation Group, aligning its physical space with its rebranded identity and hybrid work model. The employee-driven approach ensured high satisfaction, while strategic negotiations provided financial benefits and operational flexibility.
